We want to preserve natural views of the dunes and SKYSCAPES with undulating unbuilt sky line, when standing at water's edge at low tide. We suggest WEDGE-SHAPED development behind the dunes for areas that are to be "intensified" in future. We think tall buildings should be inland and OUT OF SIGHT of the beach. We have suggested buildings should not protrude above a certain viewing angle. The angle would vary in different areas. In considering this angle we have so far suggested eg. 3 degrees to horizontal eye level when standing at water's edge.. This is based on current 9 metres buiding height along Western side of Papamoa Beach Road which in most cases keeps houses out of sight. Notably the 4 storey apartments newly built at Papamoa Beach Road/ Parton Road corner CAN BE SEEN from the beach at YALE STREET.

Absolutely! the natural beauty of the bay of plenty coastline must be preserved. it is an expression of the wildnes and wonder of nature, and needs to be revered, honoured and appreciated!
